Bouchelle Island Community Services Association, Inc.

New Smyrna Beach- Bouchelle Island Community Services Association, Inc. located off of the Highway 44 South Causeway in New Smyrna Beach, Florida, is a community comprised of 44 residential buildings totaling approximately 564 units. With plans to construct up to 1 more building with approximately 12 more units, which when developed would total approximately 608 residential units. There are 29 registered and individual Condominium Associations on the Island. The grounds and common properties of this 50.6-acre Island are administered by a Home Ownership Association called a CSA. Community Property Association Management provided by: Debbie Kreinest of Intracoastal Bookkeeping & Management, Inc. The Community Services Association is managed by a nine (9) member Board of Directors and a Licensed Community Association Manager (Lcam). The property Maintains a dry storage area for approximately 67 boats with their trailers, 82 wet slips up to 36 feet in length and 7 feet deep, a Floating Dock, dry storage for Canoes, a 3000 Boardwalk, 2 Pools one of which is custom, large pool decks with each pool having an Outdoor Gas Grill, a spa located at the main pool, 2 Lighted Tennis Courts, Shuffleboard Courts, and a Clubhouse which includes an organized Library for Members. There is also an area where Members can wash their cars located near the second common element area. The Association also maintains an 18-hole pitch and putt golf course, several thousand shrubs, and a 400-foot fresh water stream with adjacent waterfall. The community maintains approximately 1500 trees, 24 parking lots, approximately 3 miles of irrigation pipe and approximately 4500 irrigation heads. On property there is also a Fitness Center for Member usage.
